SEMO Rents - Terms of Service

Welcome to SEMO Rents (“Company,” “we,” “our,” or “us”). These Terms of Service (“Terms”) govern your access to and use of the SEMO Rents website, portals, tools, services, and programs, including but not limited to property management services and the Rent-to-Roots™ program (collectively, the “Services”).

  • Prospective tenants

2. No Legal, Financial, or Credit Advice

 

 

SEMO Rents is not a law firm, lender, credit repair agency, financial advisor, or mortgage broker.

 

Any information provided through:

 

  • Rent-to-Roots™

  • Educational materials

  • Workshops, guides, calculators, or consultations

 

 

is educational only and should not be relied upon as legal, tax, financial, or credit advice. Users are encouraged to consult licensed professionals for such matters.

 

 

 

3. Rent-to-Roots™ Program Disclaimer

 

 

Participation in Rent-to-Roots™:

 

  • Does not guarantee mortgage approval, homeownership, financing, or credit improvement

  • Does not replace lender underwriting or third-party decision-making

  • May involve third-party tools and partners outside SEMO Rents’ control

 

 

SEMO Rents:

 

  • Does not make lending decisions

  • Does not set credit scores

  • Does not guarantee incentives, bonuses, or matched savings

  • Reserves the right to modify, suspend, or discontinue Rent-to-Roots™ at any time

 

 

Eligibility, milestones, and incentives are subject to change and may require participation with designated partners.

 

 

 

4. Third-Party Services & Platforms

 

 

SEMO Rents may integrate or rely on third-party platforms, including but not limited to:

 

  • Property management software

  • Rent-payment processors

  • Credit-reporting or rent-reporting services

  • Educational and scheduling platforms

 

 

We are not responsible for:

 

  • Third-party outages or errors

  • Data handling outside our systems

  • Decisions made by lenders, credit bureaus, or vendors

 

 

Use of third-party services is subject to their own terms and privacy policies.

 

 

 

5. User Responsibilities

 

 

By using our Services, you agree to:

8. Limitation of Liability

 

 

To the fullest extent permitted by law, SEMO Rents shall not be liable for:

 

  • Indirect, incidental, or consequential damages

  • Loss of income, opportunity, or credit standing

  • Delays, inaccuracies, or third-party failures

 

 

Our total liability, if any, shall not exceed the amount paid to SEMO Rents by you in the prior 12 months.

 

 

 

9. Indemnification

 

 

You agree to indemnify and hold harmless SEMO Rents, its owners, partners, employees, and agents from any claims, damages, losses, or expenses arising from:

 

  • Your misuse of the Services

  • Your violation of these Terms

  • Your violation of applicable laws or regulations

 

 

 

 

10. Termination of Access

 

 

SEMO Rents reserves the right to:

These Terms shall be governed by the laws of the State of Missouri, without regard to conflict-of-law principles.

 

Any disputes shall be brought exclusively in state or federal courts located in Missouri.

SEMO Rents may update these Terms at any time. Continued use of the Services after changes constitutes acceptance of the revised Terms.
