Screening Criteria

SEMORents screenings criteria consist of rental history, employment verification, criminal background check, a credit check, and a national evictions check.

Applicant Qualifying Criteria

Applicants must meet the following criteria:

  • Rental history – Applicants must have a rental history with no evictions within the last 10 years and must have positive feedback from previous landlords, excluding relatives, regarding giving notice to vacate, completion of lease, and condition of property. Absent of a rental history, applicant must have a co-signer (co-signer must complete an application and meet employment and credit criteria), or applicant must have owned their own home.

  • Employment verification / Income requirements – Applicants need to supply their most recent pay check stub as employment verification. Stub must show applicants name, employers name, pay rate, and year to date totals. Self-employed applicants must present previous year tax return. Unemployed or retired applicants must provide written proof of either government assistance or retirement income. Rent amount may not exceed 40% of gross income.

  • Credit - will not rent to any applicant who has multiple accounts in collection, multiple accounts past due, or shows monthly payments in excess of 40% of monthly gross income. An exception may be made for medical and educational accounts.

EXCEPTIONS TO THE ABOVE CRITERIA MAY BE MADE AT THE SOLE DISCRETION OF THE PROPERTY OWNER.

ADDITIONAL SECURITY DEPOSIT MAY BE REQUIRED.

  • Criminal - SEMORents will not rent to any applicant who has recently been convicted of a crime against persons or property, has been recently convicted of drug related offense, or is a registered sex offender. A criminal background check will be completed on all occupants 18 years of age or older. Criminal background will be reviewed on a case by case basis. Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances or physical violence against other persons. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. 

  • Identification – All applicants must present a government issued photo ID. In order to view a rental home you must show a form of identification. Your driver’s license or an alternate second form of identification will be photocopied. Please have identification with you.

  • Evictions Check - SEMORents will check the national evictions registery to see if an applicant has records with them.

Applicant must physically reside in the property for which they are applying. Applicant must live in the rental unit and must disclose all persons that will be occupying the unit. All persons residing in the property are subject to background checks prior to occupancy. All persons 18 years of age or older must be a leaseholder and qualify for the unit with the applicant.

If a prospect is declined based on the criteria listed, landlord reserves the right to take adverse action. This may include denial of the application, the requirement to pay a higher security deposit, or the requirement to obtain a qualified co-signer. If a co-signer is required, they must also apply and pay the application fee and must also meet all the criteria of an applicant (including a Tenant AI Score of 620 or higher) AND have verifiable gross income of at least 4 times the rent.

Occupancy limits have been established by the size of the unit. Maximum number of persons allowed is as follows (unless otherwise defined by statute or local ordinance): No more than 2 occupants per bedroom plus one. 

If applicant cannot meet one or more criteria (except criminal, eviction, and ID), applicant may use a co-signer.


Co-signer must complete an application as well.

The application form should be completed in its entirety. Missing data will cause delays in the approval process. Falsifying any information on the application will be cause for immediate denial.

 

An application is required for each resident, 18 years of age or older, who will occupy the property.

The application fee is outlined in the property listing and is charged for each applicant and co-signer.


Applications will not be accepted or processed without application fee.

We do business in accordance with the Federal Fair Housing Law. We do not discriminate against any person because of race, color, religion, sex, national origin, familial status or disability. By applying, you acknowledge that you have read and understand the above qualifying criteria. 

Application fees are non-refundable.

Resident Application/Rental  Requirements

The SEMO Rents Resident Benefits Program (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $31.95/month, payable with rent.

Resident Benefits Program & Insurance Coverage:

The Landlord requires each Tenant to maintain liability coverage of at least $100,000 in personal liability and property damage protection throughout the term of the Lease.

For all eligible leases, this requirement is satisfied through enrollment in the SEMO Rents Resident Benefits Program, which includes renters insurance meeting the Landlord’s minimum liability coverage requirements. Enrollment in the Resident Benefits Program is mandatory and is included as part of every eligible lease.

Coverage becomes effective in accordance with the terms of the insurance policy and remains in effect throughout the tenancy, subject to the policy’s terms, conditions, limitations, and exclusions. Additional coverage information and evidence of insurance will be provided by the insurance carrier following enrollment.

The Resident Benefits Program is $31.95 per month, payable with the Tenant’s monthly rent.

Tenants may obtain additional renters or personal property insurance at their own expense if they desire broader coverage; however, such coverage does not replace participation in the Resident Benefits Program or reduce the monthly Resident Benefits Program fee.

 

NOTE: The total monthly cost of the Resident Benefits Program is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Program Lease Addendum.
