What constitutes an emergency?

Your safety and your families safety come first during an emergency.

In the event that you experience an emergency during NON-BUSINESS HOURS please call:

Include your full name, address, phone number, and description of the emergency.

Emergency Procedures

  • In case of a fire, call 911 and request assistance.

  • In case of a burglary, prowler, or trespasser, call 911 and request assistance.

  • In case of a power, water, sewer, or gas problem, call the appropriate utility company.

Electrical Problems

Do not continue to use an electrical plug, switch, fan, light fixture, appliance or circuit breaker that is hot to the touch, smoking, or sparking, Turn off the circuit breaker that controls the problem circuit. In the event that an electrical item is not functioning properly, IMMEDIATELY DISCONTINUE USING IT, and call our office for assistance.

Water Leaks

In the event your hot water heater is leaking or another pipe inside the house is leaking, shut off the water supply to the fixture or appliance if possible. If the leak is serious and is likely to cause damage, please call our office IMMEDIATELY. If the roof is leaking; this is an emergency; however, a repair cannot be completed until it stops raining. If you discover a leak after hours, put a bucket under the drip, and wait until the next day to place a call to maintenance.

Heating and Cooling

Most heating and cooling issues can be solved with changing the filter and the batteries in the thermostat. Please also keep in mind the outside temperature. When it’s 96 degrees outside and humid, it’s unreasonable to expect the a/c to keep your home at 68. However, if there’s a consistent difference of over 5 degrees from what the thermostat is reading and actual temperature. Then call us as there may be an issue. Same with the heater except if it’s 40 degrees outside or below and you suspect an issue, don’t hesitate to call, after changing filter and batteries of course.

Clogged Drain Lines

If a drain or toilet backs up, you may have tried to force something into the pipe or drain that will not fit. You should try clearing the pipes using a plunger or chemical drain cleaners. Always follow the instructions when using chemical drain cleaners. They can cause personal injury or damage to the plumbing if not used properly. If the clog remains, call our office.

Other Maintenance Issues

Please visit the Resident Center and submit a  Property Meld maintenance ticket. Tenants are responsible for some maintenance problems. Please refer to your rental lease agreement for issues in which the tenant is responsible to maintain.

Lock Outs

If you find yourself locked out of your property during business hours, call our office to and arrange to pick up a spare key. Only tenants currently on the lease will be able to pick up a spare key. The spare key must be returned to the office or drop box by the end of that business day. In case of a lock out after business hours, call a locksmith for assistance at the tenant’s expense. If your locks are changed for any reason, please provide the office with a copy of the key.
